Since 1978, in an effort to provide alternatives to large institutions, The Arc of North Carolina has developed over 342 residences that are operated in partnership with local organizations. These residences include group homes, small apartment buildings, duplexes and condominiums, together serving more than 2200 residents. Through the housing program, The Arc of North Carolina has helped countless individuals with IDD and SPMI move from housing that is more restrictive to homes where they can achieve greater independence and have more opportunities.

Property Management Lead
Position Status: Full-Time
Location: Greensboro
Salary: $56k
Education Requirements: Bachelor’s Degree from a four-year accredited college or university from a community college or professional training school or program in the fields of real estate including real estate brokerage, property management, and real estate development and construction or rehab. Experience working with Microsoft software and other software systems, preferably in a professional office environment. Ability to develop methods of managing large amounts of information successfully and efficiently. Organizational and planning skills with an
ability to effectively prioritize work tasks are a must.
Experience Requirements: We prefer a candidate who has some experience in the service delivery field. The candidate must have a high degree of professionalism and an ability to work
with team members and others to address problems and achieve solutions. Accounting and other skills working with property financials and other financial data will be highly desirable.
Responsibilities: The Property Manager Lead with serve as lead and provides general direction and leadership to the Property Management team relating to the service delivery property
management duties. Required to develop and maintain streamlined and profitable service deliveries using all available resources. Develop and manage several tasks including the
preparation and submission of the appropriate paperwork to obtain fund releases from HUD and other partners for replacement items and capital improvements to our real estate assets. Make
decisions regarding capital expenditures and other costs associated with the management of the group home and apartment projects owned by The Arc. Collaborate and present recommendations to Housing Chief Operations Officer on short and long-term general property management objectives and procedures.

Occupancy Management Specialist
Position Status: Full-Time
Location: Raleigh
Salary: $20.00 hr. - $23.00 hr.
Education Requirements: Bachelor’s degree in business administration or equivalent. Minimum 3-5 years’ experience in property management, occupancy management, affordable housing, or a related field.
Experience Requirements: The ideal candidate will possess a bachelor’s degree in business administration or a related field, along with 3–5 years of experience in property management,
occupancy management, or a similar domain. Strong analytical and problem-solving abilities are essential, as well as excellent communication and interpersonal skills. Proficiency in the Windows operating environment and relevant software applications is required to perform effectively in this role.
Responsibilities: The Occupancy Management Specialist is responsible for conducting periodic Management and Occupancy Reviews (MORs) to ensure compliance with housing regulations.
This role includes preparing, reviewing, and submitting contract renewal documentation in coordination with stakeholders to secure timely approvals. The specialist will analyze, and process
rent increase requests in accordance with applicable guidelines, complete and submit HUD forms such as 9250s for financial and occupancy reporting and stay updated on HUD regulations and
local housing laws to ensure alignment with organizational practices. Additional responsibilities include maintaining detailed and accurate occupancy records, assisting with internal and external audits while addressing audit findings, and collaborating with the Compliance department to implement corrective action plans. Participation in an on-call rotation to address urgent housing-related matters is also required.
